A recent search through major hotel chains, including Marriott International, Hilton, and IHG Hotels & Resorts, has unveiled the staggering reality: numerous hotels within the D.C. area are already sold out for January 20, the day of the inauguration. Those few remaining options are located in surrounding states like Virginia and Maryland, with rates starting at a staggering $650 per night. Elliott Ferguson, CEO of Destination DC, echoed these findings by stating that anecdotal evidence suggests a significant wave of hotel reservations. He pointed out that, should Kamala Harris claim victory as the Democratic nominee, the surge in visitation could reach unprecedented levels.

Indeed, Ferguson noted that the prospect of Harris potentially making history as the first female president, as well as the first woman of color to hold the position, could sway the number of travelers heading to the capital. “The excitement is palpable,” he remarked. “And the anticipation of a historic inauguration could see a remarkable increase in the number of people wanting to experience it firsthand.”

In light of this rising demand, hoteliers in the D.C. region are rolling out specialized booking protocols tailored to manage the uncertainty that comes with election season. Many establishments are enforcing minimum stay requirements ranging from three to four nights and putting restrictions on cancellations. This strategic approach safeguards hotels against the unpredictable nature of election results while ensuring that they can accommodate the throngs of visitors likely to flood the city.

Parallel to traditional hotels, the short-term rental market is set to experience significant growth as the inauguration looms. According to Ryan Saylor, the Director of Product Marketing at Beyond, a revenue management platform for vacation rentals, occupancy rates for the period surrounding the inauguration are already soaring, exceeding 60%. Notably, this is an uplifting increase compared to the 47% occupancy rates during the same time frame before the 2021 inauguration.

Saylor provided additional context by revealing that during the 2021 inauguration festivities, short-term rentals observed occupancy peak at 75%. This surge reflects enhanced interest in temporary lodging options among enthusiastic visitors eager to participate in the historic moment. Nonetheless, Saylor also highlighted a characteristic trend that accompanies such high demand: an influx of rental listings as property owners capitalize on lucrative overnight rates that events of this magnitude typically command. “People tend to think creatively,” Saylor stated, noting how homeowners might offer their spaces during high-demand events similarly to those witnessed in the wake of the Super Bowl or Olympics.

This potential boom in tourism aligns with a broader narrative of revival in Washington, D.C., particularly after welcoming a record-setting nearly 26 million visitors in 2023, eclipsing pre-pandemic figures from 2019. Ferguson anticipates that 2024 will continue this positive trajectory, driven in part by promoting international inbound travel, currently a small but growing aspect of the city’s tourism demographic. Industry forecasts reflect Coster data that shows hotel occupancy has climbed by 3% year-to-date through July 2024 compared to last year, indicating a healthy recovery and sustained interest in the region.

Ferguson noted that some of this resurgence can be attributed to the “Only One DC” campaign, which encourages exploration of the city’s unique offerings and multitude of free activities. By tapping into the global community’s interest and providing curated resources on accommodations, events, dining, and itineraries through their platform, Washington.org, Destination DC is effectively positioning the city as an attractive destination for domestic and international travelers.
