After decades of sitting vacant, the long-shuttered Coco Palms Resort on Kauai is finally undergoing a much-anticipated revival. Closed since 1992 due to damage from Hurricane Iniki, the historic Wailua property is now in the hands of developer Reef Capital Partners. The developer has ambitious plans to invest over $400 million in the project, with a planned reopening of the modernized resort in 2026.
Reef Capital Partners has made a strong commitment to preserving the history and culture of the Coco Palms Resort. The first step in the redevelopment process was the removal of the dilapidated hotel structures, signaling a fresh start for the iconic property. According to Reef Capital Partners CFO Jon Day, the company is dedicated to being responsible stewards of the historic landmark and hopes to demonstrate its commitment through the restoration efforts.
In an effort to involve the local community in the restoration project, Reef Capital Partners has established an archaeological and cultural monitoring program. The developer has also formed a cultural advisory committee comprised of Native Hawaiians who will provide guidance on the site’s restoration. This community involvement ensures that the project respects and honors the cultural significance of the Coco Palms Resort.
The revitalized Coco Palms Resort will feature a redesigned layout with fewer guestrooms, reduced from the original 400 rooms to 350 rooms. In addition to modern accommodations, the resort will include a cultural center, spa, and taro farm, providing guests with an authentic Hawaiian experience. Originally opened in 1953, the Coco Palms gained fame as the filming location for the 1961 movie “Blue Hawaii,” starring Elvis Presley.
