Adriatic Luxury Hotels has announced the reopening of Villa Argentina and Villa Orsula, welcoming guests from August 2026 following the transformation of two of the city’s most recognisable coastal properties. Positioned beside Dubrovnik’s historic city walls and overlooking Lokrum Island, the Adriatic and the Old Town, the neighbouring hotels return with renewed interiors, expanded outdoor spaces and a reconfigured layout designed to maximise light, views and privacy.
Set within cascading Mediterranean gardens, the two estates have long been part of Dubrovnik’s coastal identity. The transformation, led by Croatian studio 3LHD under architect Marko Dabrović, combines the restoration of historic villas with carefully considered contemporary additions that open the buildings towards the sea, gardens and surrounding landscape.
Together, Villa Argentina and Villa Orsula function as two properties within the Adriatic Luxury Hotels collection, linked by terraced gardens, stone pathways and shared outdoor spaces that allow guests to move between restaurants, pools, spa areas and the shoreline.
Villa Argentina will offer 96 rooms and suites, reduced from the property’s previous 131-key configuration to create larger accommodations, expanded balconies and a greater sense of space and privacy throughout the hotel.
The hotel features multiple dining venues, landscaped gardens, Anima Wellbeing & Spa, an indoor and outdoor pool, and direct access to a 60-metre shoreline beach set across tiered stone terraces.
Villa Orsula offers a more intimate experience with 13 individually designed rooms and suites set within the restored villa and surrounding gardens. Many rooms overlook the sea through framed garden views, while select suites open directly onto private balconies immersed in greenery. The property also introduces Marea, a signature restaurant and lounge bar overlooking the Adriatic.
Guests at both properties have access to Villa Argentina’s beach, arranged across stepped levels along the shoreline, designed to frame uninterrupted views of the sea and nearby islands.

Architecture and Design
The redevelopment, led by 3LHD under architect Marko Dabrović, preserves the original historic villas while introducing new structures that open the properties more directly towards the sea and gardens.
Original architectural elements at Villa Orsula and Villa Argentina have been restored, while new additions are positioned to follow the natural slope of the site and its coastal orientation.
A network of terraces, gardens and pathways connects the two properties, allowing guests to move easily between spaces while remaining closely connected to the sea throughout.
Local stone is used across lower levels and outdoor areas, reflecting the texture of Dubrovnik’s historic walls and rocky coastline. Mediterranean planting softens the architecture, with olive trees, pine, rosemary and citrus placed throughout the gardens.
At Villa Argentina, the sixth-floor lobby opens onto a wide glazed viewpoint framing uninterrupted views of Lokrum Island, the Old Town and the Adriatic coastline.
Across both properties, rooms, gardens and outdoor spaces are arranged to maintain clear sightlines towards the sea, with movement through the estate shaped by terraces, steps and shaded walkways.

The interiors at Villa Argentina and Villa Orsula are defined by natural materials, soft tones and strong visual connections to the Adriatic landscape.
At Villa Argentina, 96 rooms and suites combine restored heritage architecture, contemporary Mediterranean interiors. Natural stone, wood and linen are paired with large windows and private balconies that open towards the sea or gardens. The colour palette draws from the surrounding environment, with pale neutrals, sea blues and warm earth tones.
Many rooms include private balconies overlooking the Adriatic, Lokrum Island and Dubrovnik’s Old Town. Suites are designed with open-plan layouts, generous living areas and floor-to-ceiling glazing that brings natural light deep into the interiors.
Villa Orsula features 13 individually designed rooms and suites within the restored villa. Interiors combine historic architectural details with contemporary finishes, including stone surfaces, textured fabrics and bespoke furnishings. Many rooms open onto framed garden views with surrounding greenery.
Throughout both properties, interiors are designed to feel calm, open and closely connected to the surrounding coastline.
Beach, Pools & Wellness
The guest experience extends from the gardens down to the shoreline, shaped by water, stone and layered outdoor spaces.
Villa Argentina’s beach stretches approximately 60 metres along the coastline and is arranged across four terraced levels built into the natural slope of the site. Each level is positioned to provide direct views of the Adriatic and surrounding islands.
Guests can access the beach through landscaped gardens or via direct internal routes from the hotel.
Pools are integrated into the gardens and terraces, positioned to overlook the sea while remaining partially enclosed by planting and stone walls for privacy.
The 566.26-square-metre Anima Wellbeing & Spa is a sanctuary within a sanctuary. Facilities include a sauna, steam bath, Himalayan salt room and ice fountain, alongside a 72-square-metre indoor pool, a 140-square-metre outdoor pool, a fitness area and dedicated relaxation spaces.
Guests can choose from both energising and restorative wellness programmes, featuring activities such as aqua fitness, Pilates, yoga and sound healing. LIZ at Villa Argentina is set within landscaped gardens overlooking the Adriatic. The restaurant offers all-day dining focused on seasonal Adriatic seafood, local produce and Mediterranean-inspired dishes.
Breakfast includes freshly baked pastries and breads, regional cheeses, seasonal fruit and Adriatic-inspired dishes.
Lunch and dinner menus feature dishes including cured sea bass with citrus and fennel, grilled octopus with pepper sauce, lamb ragout pasta and prawn pasta with seasonal herbs.
Copper Bar is positioned between indoor and outdoor spaces, centred around a red stone feature that extends into the garden terrace, with cocktails designed for sunset views over Dubrovnik.
Cala Beach Club sits directly on the shoreline, offering relaxed dining with Mediterranean and southern Italian influences. The menu includes seafood, grilled dishes and sharing plates served throughout the day beside the sea.
At Villa Orsula, Marea introduces a more intimate dining concept overlooking the Adriatic, combining Mediterranean and South American influences within a garden setting.

Originally a 1930s property, the villa has been thoughtfully reimagined, combining its historic character with contemporary interiors and a more private residential atmosphere, all surrounded by Mediterranean gardens.
